Overview

Tenants can expect prompt and courteous service from Key Management during their tenancy. Rent can be paid by mail, dropped off at the office or even more conveniently paid online at no additional charge

Emergencies will be handled immediately. Non-emergency maintenance requests received before 9am will normally be taken care of the same day.

Security Deposits

Your security deposit (if applicable) is held in a separate bank account and earns interest at a rate determined by the City of Chicago. When you move out, your deposit and any interest due will be refunded to you within 45 days or sooner minus any funds withheld for damages. Normal wear and tear is not considered damage, but holes in the walls, broken cabinets, cigarette burns in carpeting for example might require a portion of your deposit to be retained for repairs.

Utilities

Unless otherwise stated in your lease, you are responsible for the gas and electric service for your apartment. It is important that you contact the utilities below to establish service in your name prior to moving in.

When you move out, contact our office to notify us of the date that you wish the utilities to be taken out of your name so that we can coordinate the changeover to the new tenants. Please do not request to have the utilities shut off as it can result in additional fees, inconvenience and even possible damage to the apartment.

Paying Rent

You can pay your rent with a check payable to Key Management unless your lease specifies a different name. Rent checks can be mailed to the office or dropped off with the receptionist on the second floor. Her hours are Monday through Friday from 8:30am to 5:00pm. Rent is due on the first of the month and considered late after the fifth. Please pay promptly to avoid late charges.

Maintenance Requests

Do not hesitate to contact us if you have any maintenance problems in your apartment. For non-emergency problems such as leaky faucets or an outlet that doesn’t work, you can either call the office 773-404-2796 or fill out the maintenance request form on this web site. Work orders are issued daily and your request will be addressed promptly.

Apartment Lock-Outs

If you lose your keys or lock yourself out of your apartment, please contact our office. If it is possible, we will let you into your apartment. If we are not able to get to your unit, we have arrangements with a 24-hour locksmith that will come to your assistance.

If we are able to let your into your unit, the fee is $50. If the locksmith has to come out, the fee is $100. The charges will be billed to your account.

We suggest that you make arrangements to have access to an extra set of keys to avoid these problems and charges.

Rental Insurance

We strongly recommend that you purchase renters insurance from a reputable insurance company. Renters insurance can protect you against loss of your personal property due to fire, theft or vandalism. It can also provide liability protection in the event of an incident occurring within your apartment.

Most major insurance companies offer this product at very reasonable rates.
